You can sell your home all by yourself


A selling agent generally receives 4.5 to 5 % of the sale price. In return, They should work aggressively to sell your home and list it in the Multiple Listings Services (MLS) like websites and newspaper where it can be seen by other agents & buyers,on the other hand, They are pests and greedy and need to be avoided unless you don't have the time to sell your home yourself. Why give your hard earned money to someone who just slaps some brochure together and has their secretary put your home online? Research how fast homes are selling in your area. We humans are funny creatures , we won’t do much of anything if we don’t trust someone. You need to build that trust through your advertising, through your communication and through your support.

You can sell your home all by yourself. Many good books are available on selling a home like (Fix It, Stage It, Sell It--Quick: A Do-It-Yourselfer's Guide for ..by Robert Irwin , Sell Your Home and Save Thousands on the Commission by Robert Irwin , How to Sell Your Home in 5 Days by Bill Effros, William G Effros , Sell Up & Sail by R. William Cooper, Bill Cooper ). There are thousands of good books on this subject your need to just find out which one is good for you . I think you have to save yourself from the bossy jerks most real estate "agents" are.As We all know newspaper advertising is for the home seller and it does very little to sell your home. Internet is the best resource when buyers look into buying homes .The newspapers of America know only one thing that affects their position on certain topics, and that is profits.

Dont' Invest Outside of your Community..


Generally I advice you, don’t invest outside your community . Until and unless there are some unusual circumstances, You obviously shouldn’t try to be an expert in somebody else’s back yard. Don’t make that mistake If the terms of your deal do not leave a 10 per cent cash-flow cushion .Don’t give a chance to your buyer to enjoy 15 per cent cushion . The most common reasons for most FSBO (For Sale By Owner) failures are overpricing the property and since most buyers work with real estate agents, potential clients may not see your property. Your chances of success in real estate investing decrease as you move away from your own community to other parts of the city, and they drop off drastically when you compete with the local experts in another city or area.You know why the public realty companies failed ? what is the reason behind all this? It was because the drubbing they received from the “local Yokels”, because when the post came to buy properties fro their public portfolios,invariably the local owners knew more than the outsiders. So he doesn’t take advantage of you. Investing in your own community is noth only a good investment but also good for your community. First of all you should know who you are marketing to: Take an honest assessment of your home and determine who is most likely to be your buyer. Is it an investor, first-time homeowner, executive, or empty-nester? Once you have pinned down the buyer, market to them heavily.

"Do nothing that doesn't show cost"


Over the last 5 years, I can say, average people have got rich just investing in rentals like small family and multiple family.They bought such houses in apartment buildings. and few of them dabbled in small commercial buildings.you know , all of the invester returns over the 5 year period have far exceeded their own investments and invester done this with none of the down-side risks of stock investing. its really helpful to them to make them rich.
Once you acquire the property,there's a fine line between work that will pay off, and work I can say jus wasted your time and your money.Generally the funda is,"Do nothing that doesn't show" but you know one thing, in today's world its quite impossilble...but if your AC or TV is not functioning properly then what you do, just take to the Mechanic to get it fix..even though you its cost will never show up.Your new buyer will not think , how much you spent to get it fix they only care for the things which are working the way they want..that's what I mean,"Do nothing that doesn't show cost"
